What began as a seemingly straightforward code-assessable application quickly evolved into one of our most politically and procedurally complex planning journeys to date. Every detail of the proposal was subject to intense scrutiny, requiring patience, clarity, and strategic thinking to keep the project progressing. Navigating that level of visibility while holding the design intent was no small task.

Through open dialogue, creative problem solving, and sheer determination, the OGE team along with our client held fast to a shared vision. Flexibility, transparency, and a deep commitment to good design carried us through a challenging approval process. This was a project that demanded tenacity, and it’s one we’re immensely proud of.

As the first project in the area to deliver on the council’s ‘large amalgamated pod’ planning framework, Beachfront Buddina sets the benchmark for future development along this stretch of coast. While originally envisioned as two towers, the final built form balances scale with sensitivity using articulation and material variation to break down the mass and deliver a strong but respectful presence. Set just steps from the sand, it’s a project that reflects both ambition and care.
